As a Property Maintenance Coordinator at Opal Straits, you will be responsible for the comprehensive maintenance, repair, and efficient operation of the Principal’s properties. This role requires both hands‑on work in areas such as civil, carpentry, plumbing, electrical, and HVAC, and the ability to coordinate projects and communicate clearly with both contractors and the property owner.
Key Responsibilities :
Perform regular and emergency maintenance on all property systems, including electrical, plumbing, HVAC, civil, and carpentry.
Conduct inspections to ensure building systems are functioning optimally and are in compliance with relevant regulations.
Coordinate, manage, and supervise external contractors and vendors for specialized repairs, renovations, or upgrades.
Communicate clearly and professionally with the property owner, providing updates and recommendations.
Maintain records of repairs, maintenance schedules, and service activities in an organized manner.
Identify, troubleshoot, and resolve maintenance issues efficiently and independently.
Implement preventive maintenance programs to maximize the longevity of property assets.
Manage inventory of supplies, tools, and materials required for maintenance activities.
Ensure all work is completed discreetly, with respect to the privacy and comfort of the owner and family.
Address legacy or complex maintenance issues in high-value properties, requiring creative and practical solutions.
Balance multiple maintenance requests and projects in a timely, independent, and professional manner.
Meet high standards of communication, discretion, and reliability expected in a private family office environment.
Coordinate and complete work with minimal disruption to the daily life of the owner and family.
Requirements :
Proven experience in building or property maintenance, preferably within private estates or luxury residential properties.
Strong hands‑on skills in civil, carpentry, plumbing, electrical, and HVAC systems.
Excellent English communication skills, both spoken and written.
Ability to manage vendors / contractors and work productively with minimal supervision.
High level of discretion, reliability, and professionalism.
Good organizational skills and attention to detail.
Technical certifications relevant to property / building maintenance are a plus.
