Senior General Manager - Project - Property Developer
Overview : The Senior General Manager, Project (Southern Region) will provide strategic leadership and oversight for all development activities across the Southern Region, encompassing master planning, design, execution, and delivery of large‑scale township and mixed‑use developments. This role is pivotal in translating the Group’s strategic growth vision into successful, commercially viable, and sustainable developments while ensuring operational excellence, innovation, and stakeholder alignment.
Key Responsibilities
- Oversee sales, marketing, and development of residential, township, and high‑rise projects.
- Support land and property acquisitions team by analyzing development potential of sites, including product design, sizing, cost estimates, marketing strategies and project timelines.
- Review local ordinances and zoning codes to determine development parameters and conduct feasibility studies for potential new projects.
- Create and manage detailed budgets and schedules for individual development projects.
- Manage consultants and contractors—including engineers, architects and construction teams—to ensure timely and cost‑effective project delivery.
- Responsible for all sales and marketing activities, including budget oversight.
- Oversee due diligence processes such as rezoning, site plan approvals, environmental clearances, building permits and all other required development approvals.
- Act as the company’s representative in liaising with local government entities to ensure all regulatory requirements are met promptly.
- Lead, train, and guide team members as needed to ensure on‑time and high‑quality project delivery.
- Perform other duties as assigned from time to time.
Requirements
Educational Background
Bachelor’s Degree in Civil Engineering, Architecture, Town Planning, or a related discipline.Postgraduate qualification (MBA, Urban Development, or related field) is an added advantage.Experience
Minimum 15 years of experience in property development, including at least 7 years in a senior leadership capacity overseeing township or large‑scale mixed‑use projects.Proven record in strategic planning, project management, design coordination and authority liaison.Strong exposure to both upstream planning (feasibility, design, approvals) and downstream implementation (construction, delivery).Familiar with development practices and regulations within Malaysia, particularly Johor or the Southern Region.Competencies
Strategic thinker with strong commercial and business acumen.Excellent leadership, stakeholder management and communication skills.Deep understanding of regulatory frameworks, land development processes and township planning.Proficiency in planning tools such as AutoCAD, MS Project and Revit.Other Requirements
Willing to travel frequently within the Southern Region.Comfortable operating in a fast‑paced, matrixed environment with multiple project stakeholders.#J-18808-Ljbffr
