Assistant Facility Manager - Penang
Responsibilities :
Core Facility Management and Expansion
- Manage and maintain all facility systems (Production utilities, machining and equipment, HVAC, electrical, plumbing, fire safety, etc. to ensure operational efficiency and safety.
- Plan and execute building maintenance schedules, repairs, and upgrades to ensure a safe and efficient workplace
- Liaise with vendors, contractors, and service providers to manage facility services and projects.
- Plan, coordinate and execute building expansion plans and renovations including overseeing the commissioning of building structural work, utility infrastructure and setup of production lines.
Preventive & Corrective Maintenance
Develop and execute a robust preventive maintenance (PM) and predictive maintenance (PdM) programs for production equipment and facility assets.Equipment & Machine Upkeep
Maintain all machines and utilities in optimal condition to support continuous manufacturing operations.Compliance & Safety
Ensure compliance with all local regulations and standards related to workplace safety, building codes, energy use, environmental regulations, and fire safety ie. ISO, OSHA.Support EHS (Environment, Health & Safety) audits and implement corrective actions as needed.ESG & Sustainability Initiatives
Lead facility-related sustainability initiatives including solar energy integration, energy efficiency improvements, and waste reduction programs.Vendor & Contractor Management
Manage vendors / contractors partnership including identify the service requirements, specifications and scopes of work.Project and Capex Planning
Lead capital projects : feasibility studies, technical requirement gathering, budgeting, scheduling, vendor coordination, and execution—from concept to commissioning.Budgeting & Reporting
Prepare and manage facility management budgets, including maintenance, utilities, and capital improvements.Requirements
Bachelor's Degree in Engineering (Mechanical, Electrical, Industrial), Facilities Management, or equivalent discipline.Minimum 5–8 years of relevant experience in facility management within a manufacturing or industrial setting (experience in precision engineering, CNC machining, and casting is highly preferred).Strong knowledge of preventive maintenance systems, utility systems, and production equipment upkeep.Familiarity with local environmental, safety, and building regulations.Experience with ESG or sustainability projects related to facilities (e.g., solar installation, green energy).Proficient in facility planning tools and maintenance management systems e.g. AutoCAD, CMMS, Microsoft Office, and relevant technical tools.
