Why does this job exist and why is it critical?
We are seeking for a highly competent Property Specialist to oversee the management of Maxis tenancy portfolios. The successful candidate will be responsible for a wide range of property-related tasks. The ideal candidate will possess a strong background in property management, excellent negotiation skills and the ability to work effectively with landlords, stakeholders and internal team.
What are you accountable for?
Property Securing :Sourcing of properties based on requirementViewing, evaluation and identification of suitable sitePreparing / issuance of LOI and negotiation on best rental and T&C of the tenancyBC and LOO reviewing / preparation & approval / executionReviewing / finalization of TASite take overTenancy Renewal :Preparing / Issuance of LOINegotiation on best rental and T&C of the tenancyBC and Renewal Notice preparation / issuance & approvalRenewal notice execution and stampingTenancy administration / management & other :Repair & Maintenance i.e. to ensure all parties in the tenancy agreement fulfilled their respective obligationPayment processing - monthly rental listing, rental / deposit review / adjustment, licenses for non-Retail etcReviewing / prepare other necessary documentation e.g. Novation agreement, transfer of landlord ownership etcPrepare / provide information / documents for necessary authority submission, property details update, weekly task update etcInvolve in major project related to property and tenancyTenancy Termination :Termination Notice preparation / issuance for approval / executionSite viewing and negotiation on reinstatement workMonitoring on the reinstatement progress with the teamPre-handover walk through with landlordFormal site handoverFinalizing refund of depositRPT, Compliance & BudgetManaging RPT, related BOD approval, Operating Lease Commitment, Annual Report SubmissionCompliance with the current authorities requirement and guideline (business, signage, music, café license.)Preparation & managing of budget (rental, licenses, contract expenses etc)What do you need to have for this role?
At least 6 years of relevant experience in property and tenancy management.Flexibility to travel frequently within Malaysia and possession of a valid driving license.Good communication skills in English and Bahasa Malaysia.Strong knowledge of property and tenancy management with negotiation skills, especially at the corporate level.Good networking skills with major property players, such as malls, corporate, valuers and property agents.Strong legal knowledge related to property and tenancy / leasingGood IT / computer knowledge i.e word, excel, power point etcWhat’s next?
