1. Development Stage
- Assist to conduct or coordinate feasibility studies and research.
 - Assist to liaise with landowners / joint venture partners / investors for land acquisition or development rights.
 - Assist in setting up the development strategy and business plan.
 - Ensure compliance with statutory / local authority requirements at concept level : zoning, planning permission, building bylaws, development guidelines.
 - Assist to manage and coordinate with consultants (architects, planners, engineers) to prepare concept drawings, masterplan options, cost planning input.
 - Prepare a project program (key milestones), project budget, tender processes, value engineering and etc.
 - Assist in securing funding or preparing for financing if deemed necessary.
 
2. Design, Procurement & Contracting Stage
Assist to on the tendering process.Assidt to negotiate contract terms and ensure contracts reflect developer’s interests.Assist to establish cost plan, contract program, key performance indicators (KPIs) and reporting format.Assist to monitor contractual obligations are clearly defined : scope, variation management, payment terms, liquidated damages, delay claims.3. Construction, Implementation & Completion Stage
Assist to monitor construction progress against program, track milestones, issue resolutions, identify delays and propose corrective actions.Manage quality assurance.Coordinate with consultants and main contractor to resolve design / construction issues, value engineer processes.Assist to manage stakeholder communications.Prepare progress reports, meeting minutes, site instructions, QS updates, cost reports, risk register and etc.Assist to monitor and conduct regular site meetings.Assist to monitor and approve mockup units (if applicable).Assist to prepare for handover processes.Assist on compliances with local authorities for necessary approval and licenses.Qualifications
Degree (or equivalent) in Civil Engineering, Architecture, Quantity Surveying, Construction Management, Property Development, etc.Experience in property development / project management (often 510 years or more).Strong understanding of the property development process, local authority submission / approval processes, building bylaws, town & country planning.#J-18808-Ljbffr
