We are seeking a dynamic and results-oriented Leasing Manager (or AM) to drive leasing activities across our diverse portfolio of
shoplots, office buildings, and land parcels

This role is responsible not only for securing tenants and negotiating lease agreements, but also for establishing and executing leasing Standard Operating Procedures (SOPs) to ensure a seamless tenant journey — from onboarding, midterm inspection, to off-boarding. The ideal candidate combines strong commercial acumen, relationship management skills, and operational discipline to optimize occupancy, rental yield, and tenant satisfaction.
Responsibilities
1) Leasing & Business Development
Identify, prospect, and secure tenants for retail, office, and land assets.Conduct market studies to benchmark rental rates and identify tenant demand trends.Develop and implement leasing strategies to maximize occupancy and revenue.Prepare leasing proposals, presentations, and rental forecasts for prospective tenants and management.2) Lease Negotiation & Documentation
Negotiate lease terms and structures in line with company objectives.Coordinate with Legal on tenancy agreements, renewals, and compliance requirements.Ensure proper execution of contracts, stamp duty, and statutory filings.3) Leasing SOP Development & Execution
Tenant Onboarding : Oversee lease execution, document verification, fit-out guidelines, and handover process.Midterm Management : Conduct periodic inspections, ensure compliance with lease terms, and resolve tenant issues proactively.Tenant Off-boarding : Manage lease expiries, renewals, termination process, and coordinate reinstatement of premises.Continuously refine SOPs to improve tenant experience, operational efficiency, and risk mitigation.4) Tenant Relationship Management
Build and maintain long-term relationships with tenants, brokers, and corporate clients.Act as the primary contact point for tenants, ensuring high service standards.Mediate and resolve disputes while safeguarding company interests.5) Reporting & Administration
Maintain an updated database of tenants, prospects, and lease status.Track lease expiries, renewals, and rental collection schedules.Prepare regular leasing reports, including occupancy rates, rental performance, and pipeline updates.Qualifications
Bachelor's degree in Real Estate, Property Management, Business, or related field.Minimum 3–5 years of experience in leasing, property management, or real estate (retail, commercial, or industrial).Strong negotiation, communication, and interpersonal skills.Good knowledge of local property market trends, leasing regulations, and tenant demand.Proficiency in MS Office; experience with property management software (e.g., Yardi, MRI, iProperty CRM) is a plus.Ability to work independently, handle multiple assignments, and meet deadlines.
