Requirements
Education : Diploma or Degree in Property Management, Building Maintenance, Facilities Management or related field
Experience : Minimum 2–3 years in building or property management (experience with dormitory / hostel / CLQ is a plus)
Language : Must be able to communicate in Bahasa Malaysia and basic English

Job Description :
We are looking for a CLQ Building Manager to oversee the day-to-day operations, maintenance, safety, and management of our foreign worker housing complex (CLQ) in Kulim, Kedah. This role involves managing 4–5 blocks of residential buildings and ensuring a safe, clean, and compliant environment for all tenants.
You will be the main person in charge of supervising facility maintenance, enforcing building rules, handling tenant issues, and coordinating with vendors, cleaners, and security teams. The ideal candidate is hands-on, responsible, and experienced in managing building operations.
Key Responsibilities :
1. KPI Management
Achieve performance targets and goals set by management.
2. Maintenance and Repairs
Oversee all building maintenance works, including electrical, plumbing, and structural repairs.
Ensure timely response to all repair needs and maintenance reports.
3. Safety and Security
Ensure full compliance with fire and safety regulations.
Supervise security access systems and surveillance equipment.
Handle emergency situations such as power outages, water leaks, or security incidents.
Conduct regular fire drills and emergency response plans.
4. Tenant and Occupant Relations
Address tenant concerns, complaints, and requests professionally.
Enforce housing rules and lease agreements.
Support worker welfare by organizing basic activities or feedback sessions to improve satisfaction.
5. Budgeting and Financial Monitoring
Monitor maintenance budgets and control operational expenses.
Oversee rent and fee collection in coordination with the accounts department.
Source vendors, collect quotations, and manage service contracts.
6. Cleaning and Waste Management
Supervise cleaners to ensure the CLQ remains hygienic and well-maintained.
Coordinate proper waste disposal and recycling efforts in line with regulations.
7. Continuous Improvement & Reporting
Review operational performance regularly and report to management.
Suggest improvements to enhance living conditions and reduce operational issues.
