The Acquisition and Disposal Management Manager’s key responsibilitiesareto acquire newproperties and dispose of existing or foreclosure propertiesas aligned toBoard and Management policies and governance, Standard Operating Procedures (SOP), regulatory bodies and appropriate authorities. The successful candidate will report to Senior Manager, Branch Real Estate (BRE).
Job Responsibilities
Support in the execution of real estate strategies, not limited to portfolios;
Partner with business units to decisively identify strategic key locations for the Bank’s franchise expansion / consolidation, and ensure periodic updates of acquisition and disposal progress.
Keep abreast of the market trends in property industry landscapes, perform market research, mapping and analysis studies to support the Bank’s properties footprints movement / developments planning as well conduct presentation / recommendations of land acquisition proposals including financial modeling to facilitate investment strategies of the Bank’s property business.
Support in sales / purchase contracts negotiations and dealing with solicitors to ensure the required agreements in facilitating the disposal, acquisition, and foreclosure activities are appropriately executed.
Execute strategies in assets acquisition and disposal from cradle to grave including valuation exercise and actively collaborate with the Project Team in any asset repositioning, fit-out, yielding-up, and enhancement from a contract lease / tenancy management perspective.
Assist in drafting contract negotiations, conduct due diligence on properties to be acquired, vendors, buyers, sellers, and resolve the title notes on property ownership and legal documentation.
Deliver effective landlords / tenants, buyer / seller, agents, government liaisons, solicitors (internal and external) engagement to ensure the Bank’s interests are protected and ensure the best practice of records keeping i.e all salient documents, titles, deeds, contracts, agreements, approvals of ongoing / past property transactions for audit exercise purposes.
Job Requirements
Malaysian citizen.
Degree / Master Holder in Business / Finance / Real Estate / Asset Management or equivalent.
3 years and aboveexperience involvement in property acquisition and disposal management. Working within the property industry will be given preference.
Proficient in English (written and spoken)andMicrosoft Office applications (Word, Excel PowerPoint).
Willing to travel throughout Malaysia to locations as directed, branches and centers.
Special skills
Good knowledge of contracts, building by-laws, safety and technical policies as well sustainable green building requirements.
Strong competency in managing a large pool of vendors, problem-solving skills and hardworking with the ability to work independently.
