Senior Manager / Manager, Sales
The Senior Manager / Manager, Sales is responsible for leading and managing the sales team to achieve the company’s property sales targets and revenue goals. The role involves formulating and executing effective sales strategies, ensuring smooth sales operations, and maintaining high levels of customer satisfaction. This position requires strong leadership skills, in-depth market knowledge, and ability to drive team performance while upholding the company’s brand standards and values.
Job Responsibilities
- Develop and implement effective sales strategies and action plans to meet company targets.
- Manage the full sales cycle from prospecting to deal closing, ensuring timely conversion and booking.
- Monitor daily, weekly, and monthly sales performance and prepare reports for management review.
- Analyse market conditions, competitors, and buyer profiles to recommend appropriate sales approaches.
Team Management & Development
Lead, supervise, and motivate the sales team to achieve high productivity and professionalism.Conduct regular performance reviews, coaching, and training sessions for continuous improvement.Foster a positive and performance-driven team culture that aligns with company objectives.Identify manpower requirements and assist in recruitment and selection of sales staff when necessary.Work closely with Marketing, Sales Admin, and Credit teams to ensure smooth sales execution.Oversee project launches, roadshows, and exhibitions, ensuring strong sales presence and results.Prepare, review and verify sales documentation, pricing approvals, and discount structures according to company policy.Coordinate with external stakeholders such as bankers, solicitors, agents to support sales activities.Customer Relationship Management
Ensure a high standard of customer engagement and service quality throughout the sales cycle.Manage purchaser inquiries, feedback, and complaints in a timely and professional manner.Build long-term relationships with purchasers, investors, and corporate clients to encourage repeat and referral sales.Conduct regular market studies to assess competitors, pricing trends, and buyer demand.Provide feedback and recommendations to management on new product development and market positioning.Prepare detailed sales reports, analysis, and forecasts for management decision-making.Compliance & Quality Assurance
Ensure all sales activities comply with company policies, legal requirements, and regulatory standards.Safeguard confidentiality of pricing, purchaser data, and company information at all times.Requirements
Education : Bachelor’s Degree or Diploma in Marketing, Business Administration, Real Estate Management, or a related field.Experience : Minimum 6-10 years of experience in property sales, with at least 2 years in a managerial capacity within a property development company.Key Skills :Strong leadership and people management skills.
Excellent communication, negotiation, and presentation abilities.Sound understanding of Malaysia’s property market, buyer financing, and regulatory processes.Strategic thinking, analytical capability, and business acumen.Proficient in Microsoft Office and CRM systems.Personal Attributes : Dynamic, results-oriented, customer-focused, and able to thrive in a fast-paced environment.Performance Metrics :Achievement of monthly and annual sales targets.
