Join JLL as a Senior Facilities Engineer in Kulim, Kedah, where you will play a pivotal role in Central Operations, managing engineered control centres, and ensuring seamless facility services across multiple sites.

Key Responsibilities
Support the Incident Controller to maintain system settings and engage with site teams for optimal facility management.Monitor and manage BMS / PMS, IBEMS, LSS, and other engineering systems, ensuring operational availability.Coordinate with vendors and site teams for maintenance activities, repairs, and on‑site troubleshooting.Handle shift work on a 12‑hour day / night pattern, as required by client needs.Escalate incidents and anomalies through established processes, ensuring timely resolution.Develop and maintain technical documentation and use‑case procedures for system users.Lead root‑cause analysis for system issues, presenting findings and recommendations.Drive process improvements, automation opportunities, and energy‑saving initiatives.Prepare and present regular performance reports (daily / weekly / monthly) to clients and internal stakeholders.Qualifications & Experience
Minimum 2 years of hands‑on experience in process engineering, BMS control systems, or industrial control environments.Demonstrated understanding of PLC / HMI development (Rockwell Automation, Siemens, Allen Bradley). Experience with Cimplicity or FactoryTalk is an advantage.Background in IT / computer science preferred; knowledge of OPC‑DA, OPC‑UA, MQTT communication protocols.Strong data analysis and use‑case development ability.Excellent written and spoken English; local language knowledge is a plus.Emotional intelligence, strong communication skills, and a proactive, solution‑oriented mindset.Eligible to work in Malaysia; right to work in Kulim / Penang required.Preferred Qualifications
Degree or diploma in Electrical / Controls Engineering, Computer Science, or a STEM field.Experience in semiconductor, factory automation, warehouse automation, or industrial automation systems.Experience with IoT or robotic solutions in facility management.Familiarity with energy‑saving plans and BMS optimisation.Alignment with JLL Standard Incident Management processes.Position Goals & Key Performance Measures
On‑time tracking and closure of abnormality incidents in BMS / PMS / PME.Zero open incidents and zero overdue help‑desk requests related to BMS operations.Maintain BMS / PME availability and deliver First‑Fix, First‑Time reaction.Support Corrigo and vendor performance escalation, ensuring SLA compliance.Deliver documented energy‑saving plans and report progress to the client.Primary Duties & Responsibilities
Develop HMI / PLC applications, IoT and robotic solutions for industrial control systems.Perform incident analysis and root‑cause documentation.Create and maintain technical documentation, flow charts, and feasibility studies.Collaborate with business teams on training, change management, and process enhancement.Estimate project costs, prepare schedules, and allocate OT resources.Coordinate testing of new or upgraded applications, providing support as needed.Secondary Duties & Responsibilities
Daily monitoring of BMS, PME, IBEMS, and LSS systems, ensuring operational readiness.Escalate critical alarms to shift engineers and vendors promptly.Maintain key asset operating parameters and perform regular data verification.Monitor environmental metrics (cooling temp, electrical loads) and report anomalies.Track abnormality and incident updates through Corrigo, ensuring completion.Generate daily and monthly BMS / PME reports and maintain tracker sheets.Employee Key Competencies
Electrical / Mechanical / I & C Engineering background.Power BI platform experience.Understanding of cybersecurity standards.Excellent BMS application and operations knowledge.Strong communication, interpersonal, and organizational skills.English proficiency (Level 3‑4) and local language skills preferred.Proficiency in MS Office and email communications.Fast‑learning, teamwork, and commitment to execution.Experience with BMS or related field (minimum 3 years for BE holders).Customer service focus and physical / mental fitness.Personality & Team Dynamics
