Manages all leasing activities including attracting new tenants, vetting prospective clients, rental negotiations and the development of attractive leasing packages.
Develop leasing plans to identify new clients and negotiate with prospective tenants.
Lease vacant unit / space according to leasing plan / schedule in accordance with the relevant time frames set out.
Ensure proper tenant mix in the mall in line with business strategy and market demand and continually monitor tenant mix in order to achieve desired company business objectives.
Perform market research pertaining to the current and upcoming market conditions, rental rates, improvements and recommendations for the mall.
Monitor and finalize renewals of existing tenants in accordance with company procedure.
Attend to leasing enquiries, tenants’ needs and complaints, and provide optimal level of service.
Conduct site visits / viewing with potential tenants.
Establish and maintain good relationship with tenants and prospective tenants.
Work closely with inter-departments on matters pertaining to agreements, credit control, fit-out, operations, etc.
Implement all the necessary documentation required in the fulfilment of activities such as leasing, renewals, moving in, moving out and renovation, etc.
Perform any other ad-hoc duties as assigned.
Requirements
Degree in Property Management, or related disciplines.
Minimum 8 years of relevant experience in leasing and tenancy matters for malls / commercial buildings.
Knowledge of managing leasing contracts and negotiation.
Good understanding of lease contracts, documentation, clauses and interpretation.
