JOB DESCRIPTION
As a Property Executive, your role is to find and secure locations for building telecommunication towers. This involves :
Finding Suitable Locations
Identify potential sites that meet technical, business, and regulatory requirements.
Conduct site visits to check accessibility, land conditions, and network coverage.
Site Feasibility & Assessment
Evaluate locations based on factors like signal strength, land suitability, and cost.
Ensure the site complies with zoning laws and local council regulations.
Negotiating with Landowners
Approach landowners to discuss leasing or purchasing land for tower construction.
Negotiate lease agreements, rental rates, and contract terms.
Working with Government Authorities
Obtain approvals from relevant authorities such as :
Land Office– Land matters and ownership verification.
Local Council (Pihak Berkuasa Tempatan - PBT) – Zoning and permit approvals.
Regulatory bodies (MCMC, CAAM, TNB, BOMBA) – Compliance with telecommunication, aviation, and safety regulations.
Handling Permits & Documentation
Prepare and submit required documents, such as :
Letter of Intent – Expressing interest in leasing land.
Tenancy Agreement – Formal agreement between company and landowner.
Consent Letters & Application Forms – Required by government bodies for approvals.
Technical Proposal – Describing project details for evaluation.
Letter of Offer – Formalizing terms before final agreement.
Coordinating with Project Teams
Work closely with technical teams, engineers, and consultants.
Ensure site approvals align with project timelines.
Frequent Travel
Visit potential sites to assess land suitability.
