Role Description

This is a full-time on-site role as a Building Manager located in Penang and Kuala Lumpur. The Building Manager will be responsible for overseeing the day-to-day operations and management of the condominium properties, interacting with tenants, handling maintenance issues, and ensuring the smooth running of the facilities.

Key Responsibilities

  • Oversee the daily operations of the estate, including maintenance, security, cleaning, and landscaping.
  • Ensure the building and its facilities are well-maintained and comply with safety, health, and regulatory standards.
  • Manage service providers and contractors, ensuring quality performance and cost efficiency.
  • Conduct regular site inspections and implement corrective actions promptly.
  • Serve as the main point of contact for tenants and stakeholders.
  • Address and resolve tenant inquiries, complaints, and operational issues professionally and efficiently.
  • Build and maintain strong relationships with tenants to promote long-term retention and satisfaction.
  • Prepare annual budgets, monitor expenses, and ensure cost-effective management of resources.
  • Review and verify vendor invoices, maintenance costs, and operational expenditures.
  • Support in billing, collection, and tracking of maintenance fees, rental payments, and other receivables.

Marketing & Event Coordination

  • Collaborate with the marketing team to develop strategies to promote the estate and increase foot traffic.
  • Identify and engage potential merchants, vendors, and event organizers to host activities or events at the estate.
  • Coordinate marketing activities, community events, and promotional campaigns to enhance the estate’s visibility and branding.
  • Maintain partnerships with local businesses, media, and community organizations to boost engagement.
  • Compliance & Reporting

  • Ensure all operations comply with relevant laws, regulations, and company policies.
  • Prepare monthly management reports, highlighting operations, marketing initiatives, and key performance indicators.
  • Qualifications

  • Property management, facilities management, and real estate knowledge
  • Strong communication and interpersonal skills
  • Ability to handle tenant relations and resolve conflicts
  • Experience in property maintenance and building operations
  • Organizational and problem-solving skills
  • Proficiency in Microsoft Office and property management software
  • Knowledge of local property laws and regulations
  • Bachelor's degree in Property Management, Business Administration, or related field
