About The Department The ILD department provides industrial solutions to customers by delivering Built to Lease facilities within Sime Darby Property (SDP) land. The business segment serves the industrial sector including manufacturing, logistics, services, data centres, supply chain and SME activities. The solution helps customers achieve business efficiency through applications such as automation, digitization, system integration, technology and process optimization. About the role Role summary and key lead responsibilities for driving ILD business development, securing industrial customers, and managing end-to-end commercial setup for Built to Lease / Built to Suit arrangements within SDP land. Responsibilities Engage and secure deals related to industrial customers for the set up of Built to Suit to Lease facilities within the land allocated as a recurring income model. Negotiate and agree commercial terms with prospects within SDP approved investment parameters (rental rates, yield, IRR, leasing period, escalation, cap rate, etc.). Negotiate and finalize contract terms for Agreement To Built & Lease (ATBL) and any associated agreements subject to project appropriation. Diversify business opportunities related to industrial components such as manufacturing technology, equipment, training, grant and funding support, and manpower requirements. Prepare project plans with progress meetings related to industrial engagement, including internal reporting and approval processes. Lead industrial market outreach from organizations such as Trade Associations, Government Agencies, Referrals, Real Estate Agents, and direct outreach to companies. Conduct regular meetings to review progress and activities with potential industrial customers / tenants. Prepare and execute Industrial Marketing Plan, Business Development and Strategy for ILD. Provide potential industrial / customers with feasibility design layout, commercial proposal, site information, product offerings and development information. Participate in key government and private events for intelligence gathering and market insights. Identify potential industrial companies with validation processes to ensure suitability of customers / tenants. Liaise with Township / other internal stakeholders and project teams on technical requirements for building and infrastructure readiness. Assist in preparation of internal approval papers including Board, Group Investment Committee and Design Review Meetings. Liaise with external parties regarding industrial technology, human capital, funding & investment requirements, etc. Requirements Minimum 10 years of working experience in the property development segment. Bachelor's Degree in property development or build environment fields such as architecture, engineering, master planning, including industrial-related segments.
