We are seeking an experienced Head of Leasing to lead retail expansion and property acquisition strategies across existing and new markets in Southeast Asia. The role will focus on identifying, evaluating, and securing prime retail locations through strategic partnerships with global and regional developers, property firms, and shopping mall operators.
This position requires a strong commercial mindset, an extensive industry network, and proven expertise in negotiating high‑value lease agreements that support business growth objectives.
Key Responsibilities
- Build and maintain strong relationships with international, regional, and local real estate developers, property owners, and leasing firms to identify new retail opportunities.
- Partner with business leaders to understand retail space requirements and assess the commercial viability of proposed sites.
- Lead due diligence and property evaluation processes to ensure compliance with financial, operational, and regulatory standards.
- Conduct and oversee site visits to scout potential locations for new store development and retail expansion.
- Negotiate lease and commercial terms with landlords and mall management within approved financial parameters.
- Collaborate with the Legal team on lease documentation, ensuring clarity and compliance on legal, financial, and commercial terms.
- Provide senior management with market insights, risk assessments, and corrective action plans related to lease agreements and property portfolios.
- Maintain an active database of leasing information, market trends, and competitor developments for management reporting.
- Stay abreast of changes in leasing laws, market rates, and property regulations to ensure strategic alignment with business needs.
- Ensure store openings are completed within agreed timelines by closely coordinating with internal stakeholders (Projects, Operations, and Business Units) and external partners to avoid delays.
- Monitor store performance post‑opening through revenue vs rent ratio analytics, identifying underperforming locations and recommending optimization or renegotiation strategies.
Requirements
Bachelor’s degree in Business Administration, Real Estate, or a related field; MBA preferred.Minimum 10–15 years of experience in retail real estate, leasing, or property development, ideally across multiple markets.Proven experience in leasing for Southeast Asia (SEA) markets with strong knowledge of local market dynamics.Demonstrated ability to build strategic partnerships with senior management, property developers, mall owners, and leasing agencies.Strong leadership, negotiation, and stakeholder management skills with the ability to influence at senior levels.Excellent communication, presentation, and interpersonal skills in English.Deep understanding of commercial leasing, legal frameworks, property market dynamics, and financial analysis.Market‑driven, analytical, and results‑oriented professional with a proactive approach to identifying and pursuing retail growth opportunities.Seniority level
