Job Description

Maintenance & Repairs

  • Oversee routine maintenance, inspections and repairs of building systems; HVAC & WCPU (Water Cooled Packaged Unit), plumbing, electrical, elevators and etc.
  • Coordinate with contractors, vendors and maintenance staff to address issues promptly.

Safety & Compliance

  • Ensure compliance with building codes, safety regulations (e.g : fire safety, environmental laws) and emergency protocols.
  • Conduct regular safety inspections and implement risk mitigation measures.

    • Tenant & Stakeholder Relations

  • Act as the primary point of contact for tenants, addressing complaints and ensuring satisfaction.
  • Liaise with internal teams and external vendors to align operations with organizational goals.

    • Financial & Budget Management

  • Prepare and monitor budgets for maintenance, repairs and operational expenses.
  • Negotiate contracts with service providers to optimize costs.

    • Staff Supervision

  • Hire, train and manage cleaning, security and maintenance personnel.
  • Delegate tasks and oversee staff performance.

    • Sustainability Initiatives

  • Implement energy-efficient practices (e.g : LED lighting, water conservation) and waste reduction programs.
  • Monitor energy consumption and promote green building standards.

    • Technology & Reporting

  • Use building management software (e.g : CMMS, EAM) to track work orders, schedules and asset performance.
  • Generate reports on maintenance activities, budgets and compliance.

    • Qualification and Job Requirements

  • Minimum high school diploma or GED; a Bachelor's degree in Business, Real Estate, or Facility Management is preferred.
  • Certified Facility Manager (CFM) certification is an added advantage.
  • At least 3 years of experience in property / facility management or related fields.
  • Must possess a strong knowledge of HVAC, plumbing and building automation systems.
  • Proven skills in leadership, problem-solving, communication and organization are required.
