Responsibilities
Formation of Joint Management Body (JMB) / Management Corporation (MC)
The role of the developer representative for the JMB includes :
- Attending regular JMB monthly meetings and AGM / EGM.
- Providing support and guidance to the JMC in terms of building management and maintenance.
- Ensuring that documents stipulated in Section 15 of the Strata Management Act 2013 are received from respective departments (Technical, Finance, etc.) and maintaining these documents for the handover process to JMB / MC upon formation.
- Obtaining updates on strata titles and Memorandum Of Transfer (MOT) from relevant departments on a monthly basis.
- Addressing all outstanding developer issues raised by the JMB / MC / parcel owners.
- Maintenance and management of parcels that have not yet formed JMB / MC and Group Investment Properties.
- Ensuring JMB / MC charges bill for CUU's units are received and promptly paid and updating accordingly.
- Utilities management.
- Assisting the Finance Department with supporting documents and information for preparing the Building Management Account (BMF) and Audited Account (AA).
- Identifying a quit rent portion to be charged to the respective site and the developer.
- Liaising with authorities such as COB, Local Authorities, TNB, Syarikat Air, Land Office, etc.
Qualifications
Minimum 3 years' experience in commercial property management, ideally within the real estate industry.Strong customer service orientation and excellent communication skills.Solid understanding of property maintenance, leasing, and compliance requirements.Ability to work independently and as part of a team to achieve targets.Familiarity with the local Bukit Merah, Perak market and regulations.Application Questions
