Job Description

Candidates must possess at least a Diploma or Degree in Business Studies / Administration or equivalent

At least 1 year of working experience in the related field is required for this position

General knowledge on rules and guidelines of property industry and commercial real estate

Good teamwork skills and ability to work under pressure and to deadline

Willing to work on 5.5 days per week

Possess own transport

1. New Outlet

Update Address, GPS Coordinate & BKID (to bkmoffice)
Site Pack Submission (into Lucernex system)
Request BKID (from BKAP)
Drafting / Finalizing / Handling Letter of Intent (LOI), Letter of Offer (LOO), Tenancy Agreement (TA)
Request CTC Documents (Company Forms & Resolution)
Stamping (LHDN)
Prepare memo - advance rental / deposits / legal fees / other fees
Request & handling signing of Unit License Addendum (ULA) (BKAP)
Request refund of renovation deposits

2. Renewal of Outlet

Monitor tenancy expiry

Issue notice to renew (at least 6 months before expiry)

Drafting / Handling renewal Tenancy Agreement (TA) & Letter of Offer (LOO)

Topup Deposits (if any)

3. Closure / Termination of Outlet

Issue notice to terminate / non-renewal

Request refund of deposits

Site Visit with Landlord

Drafting Tenancy Agreement

Stamping (LHDN)

5. Renewal of Hostel

Monitor tenancy expiry

Issue notice to renew (at least 6 months before expiry / refer TA)

Topup Deposits (if any)

6. Non-Renewal / Termination of Hostel

Issue notice to terminate / non-renewal

Arrange handover of key

Request refund of deposits

7. Rental

Update monthly rental to Finance (Outlet, Hostel, Warehouse, Office)

Assist in requesting invoices / bills / confirmation of rent commencement date

Bank Guarantee (BG) renewal

Request / Update Rental Rebate to Finance (if any)

8. Hoarding Visual

Request hoarding measurement from Landlord / BK designer

Submit hoarding measurement to marketing to request hoarding visual

Submit hoarding visual to mall for approval

9. Submission of Details to Marketing (New Outlet)

Update address of new outlets to BK Marketing (to check home delivery coverage)

Provide landlord marketing contact details to BK Marketing (for them to liaise further)

10. Maintenance Matters

Assist in maintenance issues (liaise with landlord & ops team)

11. General

Submit early of every month (to BD Team) :

ii) Address All Outlet - by state

iii) Address All Outlet - by format

iv) Tenancy Agreement Status

Submit every Monday (to BDM) :

i) Compare Current + New Rate (Renewal - Excel)
