BUILDING MAINTENANCE HEAD / MANAGER

The Building Maintenance Manager is responsible for leading and managing all aspects of property and building maintenance to ensure that facilities remain safe, efficient, and well-maintained. This role oversees preventive and corrective maintenance programs, manages service contractors, and ensures compliance with statutory requirements while upholding the company’s commitment to quality and excellence in property development. Position Overview

The Building Maintenance Manager will plan, lead, and implement preventive, corrective, and predictive maintenance programs for building systems and facilities. The role includes overseeing the maintenance of mechanical, electrical, plumbing, HVAC, fire protection, lifts, security, and other critical systems. Key Responsibilities

Maintenance & Facility Operations : Plan, lead, and implement maintenance programs, oversee the maintenance of critical systems, and conduct regular inspections. Compliance & Safety : Ensure all building operations comply with statutory requirements, oversee workplace safety, and maintain accurate records. Budgeting & Cost Control : Prepare and manage annual maintenance budgets, monitor cost efficiency, and recommend cost-saving initiatives. Leadership & Team Management : Lead, supervise, and train maintenance teams, conduct performance appraisals, and foster a culture of accountability and continuous improvement. Stakeholder & Tenant Relations : Respond to tenant requests, maintain strong relationships, and coordinate with other departments. Ad-Hoc Assignments : Undertake special projects and system upgrades as directed by management. Qualifications & Requirements

Bachelor’s Degree / Diploma in Mechanical, Electrical, Civil Engineering, Facilities Management, or a related field. Minimum 8–10 years of relevant experience in building or facility maintenance, with at least 3 years in a managerial role. Strong knowledge of building systems, M&E services, and statutory compliance requirements. Proven experience in vendor management, budgeting, and maintenance planning. Excellent leadership, problem-solving, and organizational skills. Strong interpersonal and communication abilities.
