Job Responsibilities :
- Responsible in managing the full cycle of residential development projects in Southern region.
- Planning, managing and monitoring project from pre-development to post development to ensure meeting the approved time, cost and quality standards.
- Leading and managing the project team to ensure completion of the assigned project in a timely and cost-effective manner.
- Conducting design brief to architect / planner to produce conceptual design as agreed by the Management.
- Liaising with Consultants to produce relevant design and value engineering for optimum building design in compliance to building by law.
- Defines project milestones, execution objectives and strategy to design and develop the project.
- Liaising with Authorities on plan submission and follow up on approval such as KM, building submission, development order, CCC, any development related forms.
- Ensures assigned projects completed within budgets and schedules while meeting business objectives and design guidelines.
- Fully committed to ensure quality of project and compliance with HSE Policy and implements Risk Management initiatives.
- Coordinate with QA / QC and Safety teams to conduct inspections and enforce construction best practices.
- Monitors contractors' work for compliance with schedule, budget, quality, safety, and overall conformance with the contract documents.
- Deal with the escalation of contract disputes to support the delivery of residential readiness on time.
- Monitoring stage completion for billing purposes and defects works.
- Monitor the maintenance works as per SO's certification by contractors within Defect Liability Period (DLP).
- Manage maintenance and security issue of unsold properties, urban services and landscaping works including areas yet to be handed over to respective authorities.
- Manage utilities bills such as TNB, SAJ, IWK and transfer of ownership.
- Perform any other duties assigned.
Knowledge, skills and abilities required :
Demonstrated ability to manage project teams and strong understanding of the entire property development process.Excellent communication orally and in writing is essential to support decisions and recommendations.Ability to plan, coordinate, and provide leadership in the execution of residential projects.Able to lead the project team from schematic design to handing over of product to purchaser.Strong project management skills with experience in scheduling tools (e.g., MS Project, Primavera).Knowledge of AutoCAD, or construction software tools.Added experience in Quantity Surveyor is a strong advantage.Education and Experience required :
Degree in Civil Engineering, Architecture, Quantity Survey, Building or equivalent.Minimum 15 years' experience in property development, project management and preferable with experience in managerial role leading the entire project team.Full cycle construction experience especially in High-Rise & Landed Buildings.Knowledge in Housing Developer Act, Building By-Law and PAM Form of Contract is essential.Candidate must be willing to be based in Senai, Johor.
