Renovations Project Manager
About The Role
UrbanWave is a home upcycling programme where we purchase and transform old, subsale, landed houses in prime neighbourhoods into modern, liveable homes while striving to maintain the original features of the house. We then resell the homes to homebuyers at competitive prices.
We are seeking a passionate and driven Renovations Project Manager to join our team. The ideal candidate will have an architectural background with experience in home renovations, a genuine interest in sustainability and urban planning, and a knack for building relationships. You'll be responsible for ensuring that our renovations are completed on time and that we adhere to local regulations. Everyone on the team pitches in with sales and this role is no different, giving you the opportunity to gather customer feedback on completed projects.

Key Responsibilities
- Coordinate all phases, from concept to completion, including design development, contract documentation, and contract administration / management.
- Prepare and / or assist in the preparation of cost estimates, layout drawings and visuals to kickstart the design process, material selection and specification lists for the sales process.
- Visiting the site(s) on a regular basis to ensure construction works conform to the local authorities' rules and regulations and our specifications.
- Maintain the project schedule; keep projects on schedule and within scope / budget; flag risks early.
- Optimise and automate existing, tedious paperwork and processes.
- Issue progress reports, minutes, look-ahead schedules, and variation logs, detailing progress towards targets and upcoming opportunities.
- Communicate with contractors on construction details, including resolving problems on site, responding to inquiries and coordinating internally and with other parties where necessary.
- Plan and coordinate salvage, repair, and reuse of materials (e.g., doors, fixtures, finishes) where possible.
- Manage neighbour communications including notifying start of works and invitations to open houses.
- Promote our renovated houses to potential customers through various mediums including cold-calling, virtual calls, physical booths, house viewing and open houses while qualifying leads.
- Provide feedback on sales and marketing strategies and operations processes to optimise the customer experience.
Requirements
Diploma / Degree in architecture.3 years of experience in home renovations, architecture or the real estate industry.Advanced knowledge of drafting software including AutoCAD and Sketch-Up.Basic knowledge of administrative software including Microsoft Office, Google Docs, Google Sheets, Google Drive and Airtable.Strong project management skillsStrong communication and interpersonal skills with the ability to build rapport and trust with vendors and customers.Strong motivation to innovate and implement solutions to scale productivity.Passion for sustainability and urban planning stewardship with a genuine interest in promoting sustainable housing solutions.Self-motivated and goal-oriented with the ability to work independently and as part of a team in a fast-paced environment.Knowledge of local authority regulations and industry dynamics.Excellent negotiation and problem-solving skills.Willingness to travel as needed.Perks
