Overview
Position : Maintenance Lead at The Galman Group .
Employment type : Full-time.
We are seeking a Full-Time Maintenance Lead to join our team. The candidate should be organized with a strong maintenance background and will be responsible for maintaining a clean and safe environment for residents, performing routine maintenance tasks, repairs as needed, make-readies, and upkeep of all common areas and units. Professionalism and respectful conduct are expected from all team members.
Job Duties & Responsibilities
- Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all applicable laws pertaining to apartments.
- Be knowledgeable of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials (solvents, flammables, caustics, Freon).
- Monitor property conditions and promptly correct unsafe conditions (e.g., broken gates, broken steps, open holes, broken / burned-out exterior lights).
- Schedule and perform routine preventive maintenance on equipment; inspect and maintain tools in good condition.
- Be aware of utility meter cut-offs, apartment / fixture cut-offs, and sewer cleanouts.
- Manage and train Maintenance Technicians; review productivity, customer service, job fit, attendance, and knowledge; issue corrective action in coordination with HR and Regional management.
- Responsible for snow removal on designated property (shoveling, salting, snow blowing) and scheduling plow trucks.
- Perform work area clean-up and safety-related duties; keep storage areas locked when not in use.
- Diagnose and perform minor or routine maintenance / repair on electrical, plumbing, HVAC, appliances, water irrigation, and other systems as directed.
- Inspect and coordinate make-ready repairs; assist make-ready staff to meet deadlines; report major repairs to senior maintenance technician and manager prior to expenditures.
- Change locks and make keys; move heavy appliances as needed; assist in moving abandoned items to dumpsters.
- Monitor inventory levels of spare parts and supplies; inform Property Manager when materials need reordering.
- Keep grounds neat; rake, sweep, and shovel as circumstances warrant.
- Follow safety rules, wear appropriate safety equipment, and report unsafe conditions immediately to the Property Manager.
- Travel 33% to 66% of the time to pick up replacement parts and supplies from vendors; may be on-call for urgent travel.
- Other duties as assigned by the property manager.

Licensure / Certification / RegistrationValid driver’s license and automobile insurance coverage.High School Diploma or equivalent (college degree or coursework desirable).Specialized Skills & KnowledgePrior Maintenance Management Experience Required (vocational / technical or trade education preferred).Ability to work on-call shifts; experience leading maintenance teams; owns personal tools and reliable vehicle (driver’s license required).HVAC certification and experience preferred; plumbing, electrical, carpentry skills.Willingness to wear safety equipment and adhere to safety protocols; understands computer systems and software; able to work in a fast-paced, customer-service oriented environment; works well under pressure and meets deadlines; team player with flexibility to work independently.Seniority level
