Responsibilities
- Leasing Strategy & Planning Formulate and execute retail leasing strategies that align with the company’s vision, project positioning, and financial objectives.
- Tenant Mix & Positioning Strategically curate a balanced tenant mix to enhance the vibrancy, appeal, and long-term viability of the retail development.
- Business Development & Negotiation Proactively identify, engage, and secure high-potential tenants through robust market networks and structured negotiations to maximize occupancy and rental yield.
- Market Research & Analysis Conduct in-depth research on market trends, consumer behavior, and competitor activity to inform leasing decisions and maintain competitive edge.
- Stakeholder Management Cultivate strong relationships with key tenants, business partners, real estate agents, and industry stakeholders to reinforce the leasing pipeline and brand reputation.
- Lease Administration & Compliance Manage lease documentation, ensure timely renewals, and uphold compliance with legal, financial, and operational standards.
- Retail Performance Monitoring Monitor tenant sales, footfall metrics, and overall retail center performance; recommend targeted strategies to drive revenue and enhance asset value.
- Cross-Functional Collaboration Partner with development, marketing, property management, and finance teams to ensure cohesive project execution and tenant support.
- Budgeting & Revenue Optimization Develop and manage leasing budgets, oversee rental collections, and implement initiatives to optimize revenue and minimize vacancy costs.
- Team Leadership & Development Lead, mentor, and empower the leasing team to meet business goals while fostering a culture of performance, accountability, and growth.
Qualifications
Minimum 5 years of experience in retail leasing or commercial property management, preferably within mixed-use or large-scale developments.Proven track record in developing and executing leasing strategies that drive occupancy and revenue growth.Strong negotiation skills with the ability to structure win-win agreements and manage complex stakeholder relationships.Deep understanding of market dynamics, consumer behavior, and retail trends across Malaysia and Southeast Asia.Ability to curate and position tenant mixes that enhance project appeal and long-term sustainability.Familiarity with lease documentation, legal compliance, and financial reporting.Experience in cross-functional collaboration with development, marketing, finance, and property management teams.Strong leadership capabilities to manage and develop high-performing leasing teams.Excellent communication and presentation skills, with a strategic mindset and results-driven approach.Seniority level
