- Be responsible for the smooth running and management of the shopping mall involves handling retail, leasing, customer service, daily administration, finance, and external relationships.
- Prepare annual budgets, forecasts and other related financial information including the preparation of regular management reports on the shopping complex performance.
- Monitor financial issues of the property with full profit / loss responsibilities.
- Coordinate with local and international property consultancy firms for the purpose of property leasing and management of the shopping mall.
- Provide key inputs into marketing strategy, rental rates and positioning as well as establishing and meeting annual financial targets
- Oversee facilities management functions, project tendering and planning to ensure quality of suppliers and contractors.
- Monitor all asset management functions including leasing, marketing & promotion, property management, tenant relationship management and customer services.
- Formulate strategic planning on project theme, positioning, trade mix, brand mix, rental budget and leasing strategies for management's consideration.
- Review all leasing contracts, monitor leasing agent in resolving rental disputes.
- Proactively increase the asset value of the property by minimizing vacancy rate, employing attractive marketing techniques and promotional incentives to maximize leasing revenue / tenant satisfaction.
- Ensure delivery of first class management and maintenance service to its tenants, and recommends improvement where necessary.
- Oversee customer experience including customer satisfaction, complaints and feedback.
REQUIREMENTS :
Degree in business administration, real estate management, marketing, property management, or building related discipline.Minimum 8 years' experience in similar capacity with large scale retail establishments highly desirable.Familiar with local commercial market trends and have good and extensive business network with tenants and property agencies.Highly conversant with local property laws and regulations as well as related practices and requirements.Excellent analytical, negotiation, interpersonal, leadership, presentation and communication skills with proficiency in both written and spoken English. Proficiency in Bahasa Malaysia and Chinese will be an added advantage.A strategic thinker with sound business acumen, results-oriented, self-motivated, confident, outgoing with initiative and able to work independently and under pressure.Seniority level
