Overview
We are seeking a proactive and experienced Quantity Surveyor to support the QS manager in overseeing retail interior fit-out projects and guiding in the QS Team.
While overall team leadership is under the QS manager, the Senior QS will play a critical supporting role in guiding QS Executives, resolving day to day project issue, and ensuring compliance with internal SOPs and standards. This role requires hands-on involvement, technical expertise, and a problem-solving mindset to support smooth project delivery and team growth.
Job Responsibilities :
Team Support & Troubleshooting
first line of guidance and support for QS Executives
on day-to-day issues, especially during project or technical challenges.
Work closely with the QS Manager to align priorities and uphold departmental standards.Assist introubleshooting QS-related problems
and help the QS Executives develop clear, practical solutions.
Review QS Executive work outputs (quotations, VO, PO, Forecast, etc.) and provide correction and direction as needed.Activelymonitor and enforce adherence to QS SOPs
; immediately address any non-compliance and report serious gaps to the QS Manager.
Help foster a culture of accountability, communication, and continuous learning within the team.Project Cost & Commercial Management
Prepare and / or review Bills of Quantities (BOQ), cost estimates, and budgets for interior fit-out projects.Support Sales and Tendering processes through quotation comparison, pricing accuracy, and detailed cost breakdowns.Manage and guide the preparation of Variation Orders (VOs), ensuring all site changes are properly recorded and justified.Oversee subcontractor negotiations, quotations, and award process; validate scope before issuing POs or Work Orders.Liaise with Procurement and Accounts teams to ensure accurate material coordination and payment tracking.Monitor project budgets, forecasts, and cash flows across multiple projects.Process, Quality & Documentation
Ensure QS documents and records are accurate, updated, and filed according to SOP standards.Highlight and correct any deviation from SOPs by QS Executives, with clear guidance and follow-up.Support the QS Manager in improving internal processes, tools, and systems.Identify recurring issues or inefficiencies and recommend long-term solutions.Job Requirements :
Diploma / Degree in Quantity Surveying, Construction Management, or a related field.Minimum 3 years of QS experience in interior fit-out, with a preference for retail project background.Demonstrated experience in team support, project troubleshooting, or junior staff mentoring.Strong technical knowledge in cost planning, tendering, and variation handling.Confident in Microsoft Excel and reading technical drawings.Excellent interpersonal, communication, and problem-solving skills.Highly organized, hands-on, and able to support a fast-paced project environment.Strong understanding of QS SOPs with the ability to guide others to comply.
