The FM / SFM will oversee and manage all financial aspects of property development projects from land acquisition through to project completion. This role demands extensive experience in property finance, project cost management, budgeting, financial analysis, and compliance.
The ideal candidate will be involved in strategic financial planning, risk management, and providing financial insights to support decision-making processes across all project phases, ensuring financial integrity, profitability, and adherence to regulatory requirements.
Key Responsibilities :
- Conduct detailed financial analysis and feasibility studies for land acquisition.
- Collaborate with land procurement, legal, and development teams to evaluate the financial viability of potential land acquisitions.
- Prepare financial models and scenarios to assess risks, costs, and return on investment.
- Manage the budgeting process for initial project planning and land development.
- Facilitate the arranging of project funding through bank loans, bonds, equity fundraising, or other financial instruments.
- Liaise with financial institutions and investors to negotiate terms and conditions.
- Prepare comprehensive funding proposals, financial statements, and documentation.
- Monitor and manage cash flow requirements, ensuring adequate liquidity for project activities.
- Oversee the budgeting, cost control, and financial reporting for each development project.
- Work closely with project managers, architects, and contractors to track project costs, variations, and project milestones.
- Conduct variance analysis, identify cost overruns, and recommend corrective actions.
- Ensure compliance with accounting standards, regulatory requirements, and internal policies.
Project Execution & Completion :
Monitor the financial progress of projects from inception to handover.Manage and track construction costs, land costs, development costs, and other related expenses.Coordinate with technical teams to ensure that project costs align with budgets.Prepare interim and final financial reports for management, investors, and regulators.Assist in the valuation of completed projects for accounting and investor reporting.Prepare and review monthly, quarterly, and annual financial statements.Ensure timely submission of statutory and regulatory reports to relevant authorities.Strategic Financial Planning & Analysis :
Assist senior management in strategic planning and decision-making.Conduct financial analysis for new project opportunities and market expansion.Develop long-term financial forecasts and models aligned with company growth strategies.Lead, mentor, and develop finance team members.Coordinate with cross-functional teams to ensure seamless financial integration across projects.Core Competencies :
