The Senior Quantity Surveyor (SQS) is responsible for managing all costs relating to building and civil engineering projects, from the initial calculations to the final accounts. The role ensures that projects are completed within budget, meet contractual obligations, and maintain profitability while complying with Malaysian construction laws, standards, and regulations.
Key Responsibilities
Pre-Contract Stage
- Prepare cost estimates, feasibility studies, and budget forecasts for projects.
- Review and analyze tender documents, drawings, and specifications.
- Prepare Bills of Quantities (BQ), tender submissions, and contract documents in compliance with standard forms (e.g., PAM, JKR, FIDIC).
- Evaluate and negotiate with subcontractors and suppliers to achieve cost efficiency.
Post-Contract Stage
Manage project cash flow, budget monitoring, and cost control throughout the project lifecycle.Assess and certify subcontractor claims, progress payments, and final accounts.Prepare variation orders (VO), claims, and extension of time (EOT) applications.Conduct site valuations, progress monitoring, and financial reporting.Liaise with clients, consultants, and subcontractors on all contractual and commercial issues.Resolve contractual disputes and manage risk exposure.General
Lead, mentor, and guide junior QS staff in day-to-day tasks.Ensure compliance with company policies, contract law, and statutory requirements (CIDB, DOSH, etc.).Provide accurate and timely reports to the Project Manager and Management.Support value engineering exercises to optimize project cost efficiency without compromising quality.Requirements
Bachelor's Degree / Diploma in Quantity Surveying, Construction Management, or equivalent.Minimum 7–10 years of working experience in QS roles within the construction industry (high-rise, residential, commercial, or infrastructure projects preferred).Strong knowledge of Malaysian Standard Method of Measurement (SMM2), contract administration, and local regulations.Proficient in Microsoft Excel, AutoCAD, CostX, or other QS-related software.Excellent analytical, negotiation, and problem-solving skills.Strong leadership and team management abilities.Good communication skills in English and Bahasa Malaysia (Mandarin is an advantage).Possession of CIDB Green Card and membership with RISM (Royal Institution of Surveyors Malaysia) is an added advantage.Job Types : Full-time, Permanent
