Job Responsibilities : Lease Management & Legal Documentation
Manage and track leasing agreements, renewals and terminations for retail lots and kiosks.
Handle full tenancy process including Letters of Offer, Tenancy Agreements and Supplementary Agreements.
Monitor lease expiries and prepare renewal and expiry summaries for management review.
Ensure execution of all tenancy documents is completed by both parties.
Liaise with legal counsel on special conditions, amendments and clause changes in tenancy agreements.
Draft tenant correspondences related to tenancy matters, rental rebates and terminations.
Ensure all leasing documents comply with internal policies and legal requirements.
Tenant Sourcing & Market Research
Conduct regular tenant searches to build and maintain a comprehensive potential tenant database.
Perform market research on shopping centre trends and retail developments to support leasing strategies and keep abreast of industry movements.
Budgeting & Performance Monitoring
Assist in the preparation and maintenance of leasing budgets and KPIs.
Develop and implement strategies to maximize occupancy rates and rental yields.
Provide ongoing communication and support to tenants, including updates on sales performance and other operational information.
Assist in organising tenant meetings and engagement sessions as required.
Internal Coordination
Coordinate with Marketing, Operations and Finance teams on tenant fit‑out, promotions and handover processes.
Assist the Credit Control team in liaising with tenants on matters related to rental payments, deposits and outstanding balances.
Provide administrative support to the Leasing Manager and Assistant Leasing Manager including document filing, follow‑ups on leasing inquiries and collection of tenant documents.
Reporting & Documentation
Update and maintain the Centre’s floor plan and other related leasing documents to reflect current occupancy status.
Prepare leasing status reports and other ad hoc reports for management review when required.
Undertake any additional duties or special assignments as directed by the Leasing Manager or Management.
Job Requirements :
Diploma / Bachelor’s Degree in Property Management, Real Estate, Business Administration, Marketing, or related field.
Minimum 3 years (Senior Executive) / 5 years (Assistant Manager) experience in retail leasing or shopping mall industry.
Strong understanding of shopping mall trends and tenancy administration processes.
Established network with potential retail tenants.
Excellent communication skills in English, both written and spoken.
Team player with a positive attitude, self‑motivated, and able to work independently.
