Overview
The Senior Executive, Property Development is responsible for ensuring the smooth execution of project implementation activities. This includes monitoring project progress, managing the sequence of works, overseeing the quality of construction, and ensuring timely delivery of key milestones such as the Certificate of Practical Completion (CPC), Certificate of Completion and Compliance (CCC), and Vacant Possession. All tasks must be carried out in accordance with established quality standards, contractual obligations, and regulatory requirements.
Key Responsibilities
- Review project plans, specifications, and contracts to understand the scope of work and required quality standards.
- Conduct regular on-site inspections to monitor construction progress and ensure compliance with approved plans and specifications, while maintaining proper inspection records for future reference.
- Plan and coordinate site activities in alignment with target stage billings.
- Monitor and coordinate construction progress, including inspections and approvals by relevant authorities, in collaboration with contractors and consultants.
- Oversee authority inspections and documentation processes related to the issuance of the Certificate of Completion and Compliance (CCC).
- Examine construction materials and methods to ensure adherence to quality standards and industry best practices.
- Document and report any deviations from approved plans, quality issues, or non-compliance with contractual requirements to the Immediate Superior.
- Collaborate with contractors, subcontractors, and other stakeholders to resolve issues identified during inspections.
- Verify that all required permits, licenses, and approvals are obtained prior to the commencement of construction work.
- Conduct Pre-Delivery Inspections (PDI) to confirm that the completed project meets all contractual quality, safety, and performance criteria.
- Provide regular progress updates to the Immediate Superior, highlighting concerns, delays, or changes that may affect the project timeline or budget.
- Ensure the project is delivered on schedule, within budget, and to the satisfaction of the Immediate Superior.
- Uphold the company’s reputation by delivering high-quality, compliant, and successful construction projects.
Additional Responsibilities
Coordinate the handover of completed projects to the Facilities Management (FM) team, including key tagging and joint inspections of internal and external unit conditions (e.g., sanitary fittings, electrical installations).Compile and maintain all complaint forms systematically, and regularly update the status of repair works carried out by respective subcontractors.Assist the FM team in supervising and monitoring rectification works during the Defects Liability Period (DLP).Support the FM team in the tendering process for post-construction service contracts such as maintenance, general cleaning, landscaping, grass cutting, and security services.Collaborate with the FM team to ensure proper documentation and follow-up for the issuance of the Certificate of Making Good Defects (CMGD) for all completed works.Ensure all maintenance activities comply with building codes, safety regulations, and environmental standards to avoid legal issues and maintain the integrity of the property.Work Arrangement
